South Pier is a $1.8 billion mixed-use development approved by the Tempe City Council at its Feb. 10, 2022 Regular Council Meeting.
The project would be located on the last development parcel of Tempe Town Lake, on the south shore near Rural Road at 1190 East Vista Del Lago Drive.
The project would include:
- 2,300 apartments and 160 condos to accommodate 3,500 residents
- 520 hotel rooms
- 600,000 square feet of Class A office space, restaurant and retail space
- An east lake pedestrian bridge and public pier paid for by the developer, valued at $12 million. These amenities require additional approvals by regulating agencies.
- Approximately $2 million in lakeside open space and park improvements to be made by the developer
- More than $12.5 million will go to Tempe Coalition for Affordable Housing, Tempe Transit Funds and the Tempe Education Fund.
- A Ferris wheel, which would require approvals by other regulatory agencies.
The project would be built in seven phases over 15 years by South Pier Tempe Holdings LLC, an entity of Washington state-based McBride-Cohen Management.
